We offer a highly flexible viewing experience tailored to international relocations. If you are overseas, we conduct comprehensive online virtual tours. If you are already in Shanghai, we arrange efficient onsite walk-throughs.

During this phase, we act as your representative, negotiating directly with landlords to secure market-standard pricing and favorable terms—including "diplomatic clauses" if your company frequently relocates you.

Digital Contracting

Navigating Chinese real estate law can be complex, so we handle the administration for you to ensure full legal compliance. Everything is managed digitally via secure platforms like PandaDoc.

• Bilingual Contracts: All leases are drafted in both Chinese and English for absolute clarity.
• Corporate Requirements: We outline specifics regarding the fapiao (official tax invoice) if your employer requires it for rent reimbursement.

Transparent Payment

We believe in upfront financial transparency. Your initial move-in payment will typically consist of your first rental period, a refundable security deposit (standard market practice is 1 to 2 months' rent), and our one-time Agency Service Fee.

For standard long-term leases, our all-in service fee is 50% of your first month's rent (subject to a CNY 3,000 minimum). For our managed Flexpals coliving spaces, both costs and deposits are fully standardized. All payments are processed securely online prior to your arrival.

Move-in & Legalities

Your arrival should be stress-free. We coordinate your check-in, ensure the flat is prepared, and provide immediate setup assistance.

• Police Registration: We assist you in obtaining the mandatory Accommodation Registration Form from the local police station—a critical requirement for your Chinese visa and residence permit.
• Ongoing Support: Our one-time fee covers support for the duration of your stay, from utility troubleshooting to final check-out coordination.
