No — our pricing is all-inclusive. The monthly rate covers rent, utilities, Wi-Fi, and furnishings. The only additional costs might be optional services or personal expenses.

Yes, every room comes fully furnished with modern, comfortable furniture and all the essentials you need to move in right away.

Absolutely. Electricity, water, gas, and high-speed internet are all part of your rent — no separate bills or contracts to manage.
Utilities are capped at CNY200 per month and per tenant, a regularization will be made at the end of your stay (if the capped has been reached).

All of our rooms do require a security deposit, which is fully refundable at the end of your stay, provided there’s no damage or outstanding balance.
The security deposit is one (1) month rental cost.

35% commission for FlexPals housing solution or 50% commission for market options.

The agency service fee is a one-time payment charged by Here Real-Estate Agency when you rent a flat . It covers the end-to-end support provided during your flat search and lease process.

FlexPals options are our fully managed apartments in China, full furnished, fully renovated and inclusive of all utilities. The one-time commission fee is 35% of one (1) month rental cost.
In the other hand, market options are apartments from the real-estate market, not managed by Here. The one-time commission fee is 50% of one (1) month rental cost.

No, the agency service fee is non-refundable.

When the time comes to renew your contract, the renewal fee will be equal to 50% of the initial agency service fee amount or minimum fee applicable of CNY1,500.

In the event you are deciding to breach your lease contract and decided to find new tenants to recover your security deposit, the following fees are applicable:
Self replacement (you have found a new tenant to take over your lease): 50% commission (with minimum fee applicable of CNY3,000) to be paid by the new tenant to Here.
Agency Support (you have not found a new tenant to take over your lease and ask our support to find a new tenant): 50% commission (with minimum fee applicable of CNY3,000) to be paid by the current tenant to Here with additional 50% commission (with minimum fee applicable of CNY3,000) to be paid by the new tenant to Here.
